Real estate can play different roles in a multi-asset portfolio (for example, it can be a growth asset, a liability-matching asset or a diversifier). In every case, however, rental income is critically important and therefore understanding the credit risk associated with tenants is also important.
The webinar will discuss how to accurately identify counterparty risk and how to quantify the probability of tenant failure. It will also discuss how to assign the familiar bond market credit ratings (AAA, BB etc) to rental income at the tenant, asset and portfolio level.

Matthew Richardson: Matt is a co-founder of Income Analytics and was previously Director of Research, European Real Estate at Fidelity International in London. He has 30 years experience of working in real estate investment markets in the UK, Europe, US and China. He has also successfully developed and sold two Proptech businesses during his career including PMI, one of the first DotCom businesses in Asia. It was acquired by PRC investors in December 1999. Matt is a visiting lecturer at Oxford Brookes University in the UK and has also lectured at the London Business School, London School of Economics, UCL, Maastricht University and Cambridge University in recent years. He is a regular speaker and panellist at industry events.
Stephen Ryan: Stephen represents Income Analytics in Ireland. He and Matt also work together in Didobi (www.didobi.com) providing clients with an expert research function without all the associated costs of recruiting and managing a full-time research team. Stephen has worked in the real estate and wider financial services industry since 1988. Stephen was an investment consultant in Mercer's Dublin office where he advised institutional investors on real estate and on defined contribution investments. He also worked on product development in ILIM and State Street Global Advisors (previously BIAM). Stephen served for many years on the defined contribution committee of the Irish Association of Pension Funds.
