In-person event: Institutional Investment in Real Estate
Rory Donohoe and John Caslin will present a paper entitled “Institutional Investment in Real Estate” which will cover investment in real estate through the lenses of:
- Debt finance: Lenders, costs, security package, and loan terms
- EU Energy Performance of Buildings Directive and its implications for real estate owners
- Embedded carbon and the decision to refurbish or demolish and rebuild
- Smart buildings and their implications for capital expenditure and GDPR
- Biodiversity: Due diligence and reporting
- Artificial intelligence in real estate investing
- Construction costs
The paper will cover investment in the following types of real estate:
- Purpose built student accommodation
- Life sciences real estate
- Industrial and logistics with particular focus on data centers
- Residential both multi-family and single-family
- Retail
- Office

John Caslin: John Caslin is Director Investment Management and Innovation at the Carne Group. He is a member of the investment committee of the boards of Carne Global Fund Managers (Ireland) Limited and Carne Global Fund Managers (Luxembourg) S.A. which review and, if thought fit, approve investments in private debt, real estate, and private equity. He is the chairperson of the Society’s Banking and Aviation Finance Committee. John has served as a director of iShares plc, an index and exchange traded fund (‘ETF’) manager; a director of Alder Capital, a systematic, target-risk currency and equity fund manager; and as a member of the investment committee of the board of Eagle Star Life (now Zurich).
Rory Donohoe: Rory Donohoe is a second-year Economics and Finance student at University College Dublin. In the summer of 2023, he completed an internship with the Carne Group in Dublin working closely with John Caslin, in which he gained experience in real estate investment, private debt, and private equity markets. He will be joining the Stepstone Group in September 2024 for a nine-month placement on their private debt team, analysing investments across primary and secondary transactions as well as co-investments. He has also previously completed work experience in PwC.
